We offer our residents RLP (Resident Liability Program) as a way to internally satisfy our $100,000 liability per responsible occupant requirement. We have partnered with POPIC (Property Owner’s Protection Insurance Company) to help us meet the requirements, file claims, etc.
Program overview: Landlord waives right to seek reimbursement (up to $100k) for damage to property from fire, smoke, explosions, water damage (including sewer backup), or falling objects when such damage is caused by negligent action/inaction of resident, occupants, or guests. RLP by itself does NOT include personal contents coverage. See Personal Contents Coverage for information on how to cover personal belongings.
Specifics:
- Residents are auto enrolled in the RLP program
- $17 monthly charge per responsible resident
- Children under 25 can be included on a parent/guardian’s plan
- Guests are covered
- Popic handles billing, not the property (Will import billing on the 29th of each month for enrolled residents)
- Residents MUST be paying for service at the time of the incident
- No deductible
- Only 1 claim per incident as only 1 person is at fault

- To opt out, a resident MUST provide a third-party policy that meets our requirements

We offer personal contents coverage (PCON) through Worth Ave Group. PCON is in addition to liability coverage and is an optional (yet recommended) service.
Program overview: Covers damage to personal property (ie clothing, furniture, fixtures, electronics) from fire, lightning, windstorm, hail, water, burglary, and displacement expense.
Specifics:
- $5.50 monthly charge per person (handled by the property)
- $250 deductible with $5k worth of coverage
- Residents MUST be paying for the service at the time the incident
- Children under the age of 25 can be included on a parent/guardian’s plan
- Guests are NOT covered
- Multiple claims can be filed if more than 1 paying person’s belongings are affected
- Belongings must have proof of purchase to be claimed (ie receipts, credit card statements, etc.)

- Weekly report is uploaded & properties adjust charges as necessary

We utilize Boom at all sites to help residents improve their credit while living on site.
Program overview: Enrolled residents receive positive reporting only to all 3 major credit bureaus (TransUnion, Equifax, & Experian).
Specifics:
- California
- Opt-in model
- $5 per person per month
- At move-in, resident receives an email that contains a 30-day active link
- Residents must click the link & enroll in the service in that time frame
- If they do not opt-in, they’ll move to an inactive status in Boom
- All other states
- Opt-out model (auto enrollment)
- $7 per person per month
- At move-in, resident receives an email that contains a 7-day active link
- Residents must click the link & unenroll in the service in that time frame
- If they do not opt-out, they’ll move to an active status in Boom
- Boom handles billing (charges will be imported at the end of the month for the following month)
